Before we start touring homes, we’ll narrow down what matters in real life:

- Primary home, second home, investment, or relocation
- Commute, schools, beach access, boating, and neighborhood feel
- HOA or no HOA
- Move-in ready versus a home with some projects
- Your comfortable monthly cost—not just the maximum a lender will approve

Know the Real Cost Before Falling in Love
The purchase price is only one part of owning a home in Northwest Florida. Property taxes, homeowners insurance, possible flood insurance, HOA dues, and routine maintenance all affect the real monthly number.
Before an offer becomes difficult to unwind, I encourage buyers to investigate insurance availability and estimated premiums. Roof age, construction type, wind-mitigation features, flood zone, prior claims, and distance from the water can all matter. For waterfront homes, we may also need to look closely at docks, seawalls, elevation information, and specialized coverage.
The goal is not to scare you away from the coast. The coast is why many of us are here. We just want the numbers to introduce themselves before closing day.
Search With Context, Not Just Filters
Online searches are useful, but they do not tell the whole story. A listing cannot explain how a street feels at different times of day, whether a renovation appears properly permitted, or why two homes a mile apart may have different insurance considerations.
I’ll help you compare homes based on condition, location, recent sales, competition, and likely resale—not just square footage and polished listing photos. If something looks unusually cheap, we will find out why. Occasionally it is a great opportunity. Occasionally the opportunity is to keep driving.
Inspect Like You Plan to Own It
Florida homes deserve a careful inspection. Depending on the property, that may include attention to:
- Roof age, installation, and remaining life
- HVAC performance and age
- Electrical and plumbing systems
- Moisture intrusion, drainage, and signs of prior water damage
- Windows, doors, shutters, and other wind-mitigation features
- Pool, dock, seawall, septic, or well systems when applicable
- Permits and visible additions or alterations
